The theme for the 2013 Outstanding Building of the Year (TOBY) Awards was “Better by Association,” and this couldn’t ring more true as we congratulate four of Building Engine’s clients on their accolades. Cassidy Turley, Jones Lang LaSalle Americas Inc., Kilroy Realty Corp, and Manulife Real Estate are regional TOBY winners for their properties in Washington, D.C., Boston, Bellevue, WA, and Chicago, respectively, which all employ BE’s property operations platform.

The TOBY Award from BOMA International is one of the most prestigious and comprehensive programs in the commercial real estate industry. The objective of the TOBY awards is to recognize excellence in building management, operational efficiency, tenant retention, emergency planning and community impact.

McPherson Building, Washington, D.C.
Award: Middle Atlantic Region Winner For “Renovated Building”

Located two blocks from the White House lawn, the McPherson Building is a 12-story, 308,250-gross-square-foot, Class A office building. Southwest-facing corner offices features breathtaking views of the Washington Monument, while the front of the building faces McPherson Square Park, where tenants take refreshing breaks from their offices. Extensive modernization projects were strategically staged over three years to provide minimal disruptions to the normal business of tenants. Results now include a gleaming lobby, featuring two stories of floor-to-ceiling glass, custom stone floors and walls and seven wood and stainless steel elevator cabs.

 

One Financial Center, Boston, MA

Towering 46 stories high, One Financial Center is a definable Class A office building that dots the city skyline. Standing at 600 feet, the building marks the gateway to the city’s financial district and overlooks the southern entrance to the newly completed Rose Fitzgerald Kennedy Greenway. This signature six-sided tower sits on more than 1.2 acres and offers a bright, precast concrete façade and a unique, tinted, ribbon window system. A stunning seven-story glass atrium, highlighted by granite columns that share the building’s multi-faceted design, welcome occupants and visitors into the building.

 

Key Center, Bellevue, WA
Award: Pacific Northwest Region Winner For “250,000-499,999 Sq. Ft.”

Key Center is a Class A+, high-rise office building consisting of 488,470 rentable square feet of space and offering 22 stories of open floor plates. In 2009, the facility underwent a significant retrofit to its energy management system. Of particular interest: The lobby is split between two levels, consisting of the main entrance lobby and a lower atrium. High ceilings are illuminated with indirect lighting fixtures and walls display woodgrain features from the floor to ceiling. The result is a welcoming setting for tenants and visitors alike. A variety of retail provides tenants with fine dining, sundries, coffee, an eatery and banking options.

 

191 North Wacker, Chicago, IL
Award: North Central Region Winner For “500,00-1 Million Sq. Ft.”
